Dynamic Development offers an open-book construction process with a strong emphasis on value, transparency, and collaboration throughout design, subcontractor procurement, construction, and project closeout.
At Dynamic Development, our CM at Risk approach provides clients with greater cost control, accountability, and confidence from the start of the project. Under this delivery method, we assume responsibility for construction performance and commit to completing the project for a negotiated price.
This model allows the owner to select Dynamic Development early in the process based on our qualifications, experience, overhead, fee structure, and General Conditions costs, even before the design and bidding documents are fully complete. From there, we work closely with the owner and design team to develop a practical, cost-effective design that aligns with the project’s goals and budget.
Once subcontractor bids are received, Dynamic Development establishes a Guaranteed Maximum Price (GMP), giving the owner clear financial visibility and reduced risk. Any unused contingency remaining at the end of the project is returned to the owner. In this structure, the design consultant team is selected separately and reports directly to the owner, while we remain fully focused on delivering a smooth, transparent, and successful construction process.
